With our Guaranteed Rent service, we use a commercial agreement usually spanning a term of 3 to 5 years. This arrangement gives our Landlords a long-term peace of mind and enables us to effectively manage the property on your behalf.
Although we view this as a highly unlikely scenario, we appreciate the importance of addressing it—especially as fellow landlords. In the rare event that such a situation arises, the rents collected from our tenants will be directed straight to you, and their deposits will be securely held in the Deposit Protection Scheme until their departure.
We pay you on the same date each month regardless of when our tenants pay us their rent.
Absolutely not, our tenant’s payment schedule is separate and does not affect us paying you in any instance.
Yes certainly. Your statement of account will provide a comprehensive breakdown of rent payments due to you.
We conduct quarterly property inspections, which allows us to promptly identify any changes in the property. Our regular cleaning team serves as our 'eyes and ears' on-site. In addition, our staff visits your property weekly for tasks like fire testing, emergency lighting tests, meter readings, and informal checks of communal areas. You will receive our quarterly property inspection reports for your review. You are also encouraged to join us for property visits at any time.
As we are your tenant, any damage caused by our tenants then it becomes Cul-de-Sac’s cost. In the event the fault is beyond our scope of responsibility, we will inform you with urgency to resolve the issues efficiently.

HMO & Property Management FAQ

Typically, a conventional agent's fee ranges from 5% to 8%, covering services such as property marketing, conducting viewings, reference checks, and preparing tenancy agreements. Our Tenant Finding Fee is included in our final Management fee. For a better knowledge of what fees you are to expect, please contact us.
We will coordinate the timing as needed. Our aim is to transfer all funds at once, as the household pays their rent on the same day each month.
Yes certainly. Your statement of account will provide a comprehensive breakdown of rent payments received from tenants (per room), with deductions for fees, maintenance, cleaning, and any necessary compliance certificates. If your company is VAT registered, all amounts will be itemized, enabling you to claim your VAT.
